Recommended Home Upgrades to Help You Sell

By Ann Blumencranz, managing broker of Coldwell Banker Residential Real Estate's Belleair office

Many home sellers are on the lookout for upgrades that make their home more appealing to potential buyers. Of course, the word “renovation” is known to cause major anxiety for homeowners, and brings to mind the even more terrifying “complete overhaul.” But don’t despair – some of the best improvements a seller can make can be done start-to-finish in an afternoon. Here are a few small upgrades that can make a huge difference.

The best approach is to think clean and simple. Start by painting the walls a crisp, neutral shade. Get rid of personalized details, like bright colored walls, to help the buyer visualize themselves in the home.

Polished chrome bath fixtures, like handles and faucets, are very popular, easily replaced and add sparkle to bathrooms. With potential buyers constantly coming to look at the house, a gleaming bathroom is especially important. Replace messy bar soap with pump bottle soap and put all of your shower items in a nice basket that can easily be tucked away. Accent the new fixtures with fluffy white towels to give the room a clean, fresh look.

The trick is to enhance your home with things that never go out of style. It’s the small details that make buyers fall in love.
